6th of October is one of West Cairo’s largest and oldest new cities. It combines established districts, universities, industrial and commercial zones, Northern Expansions and major communities such as O West, Mountain View iCity October, Keeva and Palm Hills projects.

“October” is frequently used as a broad marketing label. Established 6 October, October Gardens, New October, Sheikh Zayed and New Zayed are not interchangeable. Confirm the official plot before comparing prices.

Major Communities

O West

Orascom officially places O West in the heart of 6th of October City, directly on Wahat Road. Compare apartments, duplexes and villas separately and distinguish delivered inventory from off-plan phases.

Mountain View iCity October

Mountain View describes iCity October as a 500-acre community with about 8,000 units and access toward Mall of Arabia and Juhayna Square. Prices for Lagoon Beach Park or MV Park are phase-specific.

Keeva

Al Ahly Sabbour positions Keeva as an October City address in West Cairo. Verify the unit type, phase and contractual handover.

Palm Hills and Badya

Palm Hills has several West Cairo projects. Name the exact community rather than writing “Palm Hills October.” The developer describes Badya as being in “new 6th of October,” so it should be labelled accordingly.

How to Compare

  1. Confirm 6 October, October Gardens, New October or Zayed.
  2. Match property type, size, finish and delivery.
  3. Separate developer sale from resale.
  4. Calculate the full instalment total and cash equivalent.
  5. Add maintenance, club, parking and assignment fees.
  6. Inspect progress and live operation.
  7. Test real peak travel time.
  8. For villas, compare plot, built-up and garden areas.

Living and Investment

The city offers broad price and housing diversity, universities, hospitals, malls, employment and industrial areas. Its scale also creates long travel times, car dependence and major differences between districts.

Residential investors should test achieved rent for the target tenant segment—families, students or employees—after vacancy, maintenance and brokerage. Commercial investors should verify permitted activity, frontage, parking, loading, management and real surrounding occupancy.

Benefits

  • Wide property and price range.

  • Review finishing, delivery and delay clauses.
  • Review assignment and resale restrictions.
  • Inspect utilities for ready property.
  • Test peak-hour access.
  • Check live services, not only master-plan amenities.
  • Use independent legal review for a material purchase.
