North Coast Egypt Real Estate — Destinations, Resorts and Prices
Last reviewed: 19 August 2026
Egypt’s North Coast property market stretches west from Alexandria and Alamein through Sidi Abdel Rahman, Dabaa, Ras El Hekma, Sidi Heneish and toward Marsa Matrouh. It includes older seasonal villages, mature luxury resorts, New Alamein’s city model and long-dated off-plan launches.
There is no useful single “Sahel price.” A seasonal resale chalet, a New Alamein tower apartment, a Sidi Abdel Rahman beachfront villa and an off-plan Ras El Hekma home are different products.
Geographic Market Segments
| Segment | General character | Examples/check |
|---|---|---|
| Near/older coast | Earlier villages closer to Alexandria | Building age and management |
| Alamein/Marina | Existing leisure plus New Alamein | Separate year-round city from resorts |
| Sidi Abdel Rahman | Mature premium resorts | Marassi, Hacienda Bay, Telal |
| Dabaa | Newer projects and mixed maturity | Exact kilometre and plot |
| Ras El Hekma | Major development and launch cluster | Separate detailed hub required |
| Sidi Heneish and west | Premium farther destinations | Journey and off-season operation |

Reference Communities
Marassi is a large multi-village Sidi Abdel Rahman destination with marina, hotels and services. Hacienda is a portfolio name, so specify Bay, White, West or Ras El Hekma. SODIC has reported first-home delivery at June, while Ogami adds hospitality components. Tatweer Misr operates separate Fouka Bay, D-Bay and Salt communities. New Alamein includes City Edge projects designed around a broader year-round city proposition.

Read moreFrequently asked questions
1What is the old versus new North Coast?
They are informal marketing labels, not precise legal boundaries. Use actual location and kilometre rather than the term alone.
2Is Ras El Hekma part of the North Coast?
Yes, but its scale and rapid development justify a separate Ras El Hekma guide.
3Is New Alamein year-round?
It is planned as a year-round city rather than only a seasonal resort. Actual occupancy and services still vary by building and district.
4Is a chalet guaranteed to make money?
No. Return depends on entry price, beach, row, season, operations, costs, competition and letting rules.
5Does a lagoon view mean sea access?
Not necessarily. Confirm the master plan, beach route and legal access rights.
Always verify official documents, site progress and developer licences before making any contractual commitment.
