Oriana Villas

Oriana includes distinct phases and formats. The official page describes Oriana I with standalone villas, Oriana II with standalone and twin homes, and Oriana IV with twin and Quattro formats. Compare phase, plot, built-up area, basement, finish, handover and community charges rather than applying one price to all Oriana stock.

Aura Apartments

Aura is an apartment product inside CFC. The site refers to central air conditioning and smart-home systems, but the contract and finishing schedule must confirm the specification for the selected unit.

Festival Living

CFC presents Festival Living as fully finished, centrally air-conditioned homes including two- and three-bedroom apartments, duplexes, triplexes and penthouses. Its operating costs and comparison basis differ from Oriana villas.

Non-residential components

The Business District and Podium require office-specific checks: licence, load factor, parking, operating hours, fit-out, tax and occupancy. Cairo Festival City Mall is a retail and entertainment component, not a residential project. Its presence supports amenity access but does not guarantee unit appreciation or rental return.

The Oriana page stated that Dwight School Cairo was scheduled for phased opening in September 2026. Update that statement after the actual date; do not leave a future-tense launch claim indefinitely.

Nawy displayed Al-Futtaim Group Real Estate inventory from approximately EGP 15.7 million on the review date. This was a marketplace starting figure, not an official CFC price list, and may combine phases, resale and distinct property types.

Do not compare Aura, Festival Living and Oriana using headline total price alone. Review area, plot/garden, finish, parking, maintenance, handover, seller type and outstanding instalments.

Buyer strengths and checks

Potential strengths include an established regional group, a functioning mixed-use destination, New Cairo gateway location, inspectable amenities and multiple residential formats. Buyers should still verify the exact phase and building, developer versus resale stock, written finish, maintenance and club/parking charges, actual handover, assignment rules and remaining instalments.
