An older Zayed Dunes site refers to real estate activity beginning in the early 1990s. This may reflect an earlier project entity or partnership history. Retain legal entity and contract date fields instead of blending the two histories into one unsupported founding claim.

The site describes an approximately 300-room Sheraton hotel and branded residences. Record the hotel brand/operator separately from developer and landowner. A branded-residence buyer should review brand-term length, management fees, rental programme, owner-use rules, finish, furniture and consequences of operator change.

The Rift Business Park

The Rift is presented as the commercial and leisure component of Macana. Market reports also describe cooperation with Lozan Urban Development. Confirm the legal seller and project company for each building or phase; a commercial partnership does not make the entities interchangeable.

Zayed Dunes

Nawy and the Zayed Dunes project site associate this West Cairo community with Al Rabwa Group. Current visible inventory can combine resale and distinct products, so compare exact unit, finish, handover, dues and seller authority.

Education portfolio

The group operates Global Paradigm schools and Kayan College. These strengthen its operating profile but are not residential projects and should not be stored as units for sale.

Nawy displayed Al Rabwa Group inventory from approximately EGP 4.9 million, and Property Finder displayed the same figure as a launch-price reference for Zayed Dunes. It is not a universal company price and does not represent every Macana component.

For Zayed Dunes, check inventory type, area, finish, delivery, maintenance and assignment. For Macana, separate branded homes from offices and retail because their contracts, operating costs and valuation methods differ.

Buyer checks

Confirm the legal seller for each Macana component; define partner and hotel-brand roles; inspect construction and handover at building level; separate resale from developer inventory in Zayed Dunes; exclude TMG’s Al Rabwa Compound; and document any older entity relationship if it appears in the contract.
