Why role separation matters

A property advertisement often uses “developer” loosely for the brand, landowner, contractor or seller. A production database should store separate fields for marketed developer, legal developer, landowner, contractor and project brand. The contractual entity matters for delivery obligations, assignment approvals, maintenance and post-sale support.

For LakeView Compound, El Hazek’s role as contractor does not automatically make it the seller of every unit. United Company should likewise not be treated as a mere alias until documentary evidence confirms the relationship.

Nawy presents Residence 2 as an approximately 77-acre development, but the exact relationship between the original community and Residence 2 must be retained at phase or project level. Lake View Boutique

Lake View Boutique is marketed as a mixed-use New Cairo project with residential, commercial and administrative property. Those uses require separate comparisons: licensing, operating hours, maintenance, load factors and tax treatment differ between an apartment, office and retail unit.

Ask for the exact project, phase, building, sale channel, built-up area, land or garden area, finish, handover, outstanding instalments, maintenance deposit, assignment fee and parking/club position before comparing two prices.
