Emaar Misr is the Egyptian arm of Emaar Properties, the group founded and chaired by Mohamed Alabbar. The company develops residential communities, coastal destinations, hospitality assets and commercial components across Cairo, West Cairo and the North Coast. Mohamed Alabbar’s group-level role should not be confused with local executive positions at Emaar Misr.

Emaar Misr is the local subsidiary of Emaar Properties PJSC. Its principal Egyptian developments are Mivida in New Cairo, Marassi in Sidi Abdel Rahman, Uptown Cairo in Mokattam, Cairo Gate and Belle Vie in West Cairo, and Soul in Ras El Hekma. The official local hotline is 16116, and the prices below are dated marketplace observations rather than a company price list.

Who is Emaar Misr?

Emaar Misr is the Egyptian arm of the Emaar property group founded by Mohamed Alabbar. It develops residential and coastal communities along with hospitality and commercial projects in Cairo, the North Coast and West Cairo. A distinction must be kept between Mohamed Alabbar, founder and chairman of the group, and the local executive positions inside Emaar Misr itself.

Flagship projects

Mivida — New Cairo

Mivida is an integrated New Cairo community combining residential districts, offices, retail and services. Because it spans many phases, the Mivida page should link out to individual phase pages wherever search volume justifies one, rather than repeating a general description.

Marassi — Sidi Abdel Rahman

Marassi is among the best-known coastal developments in Sidi Abdel Rahman, with residential units, hotels, a marina, golf and retail areas. Its internal market mixes developer inventory and resale, and prices differ sharply by village, view and finishing.

Uptown Cairo — Mokattam

Uptown Cairo is an elevated residential community in the heart of Cairo, with districts, villas, apartments and hospitality and sports facilities. Its official page publishes periodic construction updates, which are a more reliable source than broker posts.

Cairo Gate and Belle Vie — West Cairo

Cairo Gate is a mixed-use project in Sheikh Zayed of roughly 133 feddans according to Nawy, while Belle Vie is a separate development in New Zayed. The two should not be conflated when presenting prices or location.

Soul — Ras El Hekma

Soul is a coastal resort of around 700 feddans in Ras El Hekma, approximately 30 kilometres from Marassi according to Emaar Misr. It includes villas, townhouses and beach houses, and standalone units dominate a large part of the masterplan per the published description.

Observed prices, August 2026

  • Soul: Nawy content updated for 2026 showed townhouses from about EGP 33 million, apartments from about EGP 47.74 million and standalone villas from about EGP 48 million. Far higher units exist depending on area and location; one published listing showed a villa at EGP 92 million.
  • Belle Vie: resale inventory observed from about EGP 12.9 million.
  • Cairo Gate: resale inventory observed from about EGP 13.3 million.

These figures do not represent a whole project, and they should never be used without establishing whether the unit is developer inventory or resale. They are marketplace observations from 19 August 2026, not an Emaar Misr price list.

What to review before committing

Check the phase name, delivery status, finishing and furnishing, maintenance fees, rental management if offered, parking, the view, assignment conditions and the remaining instalment schedule. On coastal projects, also verify whether services operate year-round.

Verify developer channels and legal contracts directly before making any purchase commitment.
