Flagship projects in Egypt

ZED East — New Cairo

A Fifth Settlement project on an officially announced area of roughly 360 feddans, with a large share of the masterplan given over to green space and sports facilities. It includes apartments, duplexes, penthouses, villas and townhouses, alongside offices, clinics and retail.

ZED West — Sheikh Zayed

A mixed-use project built around ZED Park in Sheikh Zayed, with towers, residential units, offices, clinics and retail. “ZED West” and “ZED Sheikh Zayed” should be treated as alternate names for the same entity in the data, rather than creating two competing pages.

Solana West and Solana East

Solana West sits in New Zayed between the Dabaa axis and the Middle Ring Road, with villas, townhouses, twin houses and apartments. Solana East is a separate New Cairo project with residential units and a retail component such as Solana East Strip.

Silversands — Sidi Heneish

A resort of approximately 506 feddans at kilometre 247 of the International Coastal Road, with districts such as Silvertown, Crystalline, Silver Walk and Silver Bay, offering apartments, chalets, villas and branded hospitality units.

Pyramids Hills — West Cairo

A project along the Cairo–Alexandria Desert Road. Current inventory and the identity of each phase should be verified before attaching any prices to it.

Observed prices, August 2026

ZED East: apartments from about EGP 8.9 million, duplexes from about EGP 27.08 million and villas from about EGP 38 million.
ZED West: developer inventory observed from about EGP 9 million and resale from about EGP 5.487 million; the project page showed apartments from about EGP 10 million.
Silversands: apartments from about EGP 8.9 million, chalets from about EGP 23.7 million, duplexes from about EGP 27 million and villas from about EGP 38 million.
Solana East Strip, the retail component: observed from about EGP 14.3 million for offices or retail and medical space, which cannot legitimately be compared with a residential unit price.

In ZED East some resale units appear below the developer’s starting price — for example a 64 sqm apartment listed at around EGP 6 million with most of the original price already paid. This is exactly why area, finishing and the remaining balance must be stated instead of presenting a single number.
