Qatari Diar Real Estate Investment Company was established in 2005 by the Qatar Investment Authority, Qatar’s sovereign wealth fund. It operates internationally, and its Egyptian portfolio includes CityGate in New Cairo, The St. Regis Cairo hotel and the large-scale Alam Al Roum coastal project.

Qatari Diar is a state-backed company founded in 2005 by the Qatar Investment Authority, not a privately owned developer. In Egypt it holds CityGate in New Cairo, The St. Regis Cairo and the planned Alam Al Roum destination on the Matrouh coast. Its Egypt page uses a project-specific enquiry form rather than a hotline, so broker numbers must not be attributed to it.

Who is Qatari Diar?

Qatari Diar Real Estate Investment Company was founded in 2005 by the Qatar Investment Authority, the sovereign wealth fund of the State of Qatar. It works internationally, and its Egyptian portfolio comprises CityGate in New Cairo, the St. Regis Cairo hotel and the large-scale Alam Al Roum coastal project.

This is a state and sovereign-owned company, not one owned by an individual. Writing “the owner of Qatari Diar is so-and-so” is wrong, as is treating Qatari Diar Egypt as a local operating company independent of the parent group.

Flagship projects in Egypt

CityGate — New Cairo

An integrated city and community near the American University, with apartments, duplexes, penthouses, villas, townhouses, twin houses and business components. The company began implementing the first phase in 2021 according to an official statement.

Jade Hills and Sapphire Residences

Phases inside CityGate. Jade Hills focuses on villas and townhouses, while Sapphire Residences offers fully finished apartments and penthouses. Every phase page should point to CityGate as its parent_project_id.

Level Business District

An administrative hub inside CityGate of roughly 25 feddans with a built-up area of approximately 198,000 sqm according to Nawy. Its office prices must not be mixed with residential prices in Sapphire.

The St. Regis Cairo

A luxury hotel owned by Qatari Diar, officially opened in January 2021. It is an operating hospitality asset, not a compound of units for sale.

Alam Al Roum — the Matrouh coast

An integrated tourism and property project of roughly 1,985 hectares, or 4,900 feddans, with a coastal frontage exceeding 7 km. An agreement with a total investment value of USD 29.7 billion was announced in November 2025, and the company presented a masterplan designed by SOM in July 2026. The project remains at an early development stage, so unit price pages must not be created before an official launch.

Observed prices on 19 August 2026

  • CityGate: Nawy showed apartments from about EGP 11.19 million and villas from about EGP 66.26 million at project level.
  • A one-bedroom Sapphire unit appeared at a developer price of about EGP 8.931 million, showing how the price changes with phase and area.
  • A three-bedroom Sapphire apartment appeared at about EGP 15.528 million, while a resale townhouse appeared at about EGP 25–27 million.
  • No documented unit prices existed for Alam Al Roum at the time of observation; the USD 29.7 billion figure is the announced investment size, not a sales price.
