The New Alamein projects

The portfolio includes North Edge, Downtown New Alamein, Mazarine and Latin District. A guide page for New Alamein should link the projects together, with a standalone page for each. Al Maqsad and New Garden City — the New Administrative Capital

Al Maqsad in R3 offers villas and apartments across phases such as Jade Park and Mamsha Al Maqsad. New Garden City is a separate project in R5 of approximately 885 feddans with several unit types. Historic Garden City in Cairo must not be confused with New Garden City in the Capital.

Etapa — Sheikh Zayed

A project of roughly 77 feddans with a large share given to green and open space. It should be linked to the Sheikh Zayed guide, not only to a general October guide.

Zahya — New Mansoura

A residential project in New Mansoura with an official sales centre inside the development. It is an opportunity to build local content beyond Cairo and the coast.

Lush Valley and V40 — New Cairo

Lush Valley is an apartment and duplex community in New Cairo, while V40 combines villas with offices, retail and clinics. The difference in use calls for different price tables and different schema.

Latin District New Alamein: apartments from about EGP 4.285 million.
New Garden City: developer inventory from about EGP 3.633 million and resale from about EGP 3.95 million.
Mamsha Avenues: developer inventory from about EGP 9.414 million and resale from about EGP 8.098 million.
Older Downtown New Alamein content shows a range of EGP 3.707–8.173 million, but it was published in 2023 and is not usable as a current price without reverification.
