The official site describes a 45-acre mixed-use development with villas, apartment buildings, underground parking, concierge services and a residents’ clubhouse. An official announcement scheduled delivery in January 2024, and 2026 channels show ongoing handover messaging.

URBNK — New Cairo

URBNK is the office and retail component described within the Creeks environment. It needs commercial and office use fields, not residential community classification.

Katameya Coast — North Coast

The official site presents an elevated, fully finished coastal destination. The current project page uses 100 acres, while an earlier press statement described 205 acres total and 100 acres for Phase 1. The smaller number therefore appears phase-specific or release-specific; record the phase rather than choosing one number without context.

The project is published at kilometre 180, and Crystal Edition is a named release with a lagoon concept. Store release and phase explicitly.

Katameya Heights and Katameya Dunes — entity correction

The company invokes the wider Katameya legacy, and older sector interviews mention Heights and Dunes in the history of upscale New Cairo living. Legal developers and owners are not necessarily identical, and Katameya Dunes has a separate golf and operations channel.

Do not automatically add Heights or Dunes to current developer inventory. Read the unit contract and land company, treat old stock as resale unless a live developer list proves otherwise, and do not use 15554 for an older project unless the company confirms responsibility.

Nawy displayed 49 properties under Katameya Group/Starlight starting at approximately EGP 13,020,000. It may relate to Creeks, Coast or another listing and does not automatically price Heights or Dunes.

Store project, phase, property, sale type, finishing, delivery and observation date. In delivered golf communities, renovation, club and maintenance obligations may materially change total cost.

Database treatment of the names

Use three layers: Katameya Group as the canonical developer, Starlight Developments as an alternate or former name, and separate project records for Creeks, Coast and URBNK. Add Heights or Dunes only when a documented legal or historic relationship is stated, not as automatic child projects.

For resale records, preserve the original_developer_name printed in the contract, the current_brand_name used in marketing, and the project_legal_company responsible for obligations. This keeps Starlight searches working without rewriting old documents and makes clear that a brand change does not automatically transfer warranties, delivery duties or maintenance responsibility.

Buyer strengths and checks

Potential strengths include more than three decades of stated luxury-market experience, a defined Cairo and coast portfolio, design partnerships and active official progress channels. The name transition makes legal-entity verification particularly important.

Check the contract name, exact project, release and land area, delivery, finishing, parking, club or golf operator, primary or resale status, and whether a quoted price relates to the same legal company rather than the Katameya location.
