Armonia — New Capital

Armonia is a 42-acre R7 residential community. The site says 20% of land is built and 80% landscaped, with apartments and Cielo Villas. It displayed a starting price of EGP 4.7 million, 71–223 sqm and 5% down over ten years.

A May 2026 update said Phase 1 was delivered and Phases 2 and 3 reached 80%, targeting completion by year-end 2026. Refresh this dated status before publication.

il Bayou — Sahl Hasheesh

The 30-acre coastal destination includes fully finished chalets, townhouses, twin houses, apartments and a boutique hotel. The page displayed chalets from EGP 6.5 million, 112–263 sqm, with 15% down over six years.

ERC is the master developer of Sahl Hasheesh; TLD is the project developer of il Bayou. Store both roles.

Kukūn — Mostakbal City

The official page describes a 20-acre, 164-unit boutique community with a 16% built footprint. It displayed a 230 sqm V-Villa from EGP 10.5 million, with 5% down over ten years.

That figure prices one product, not every release. Also separate TLD from Mostakbal City’s master developer.

Westrict — West Cairo

Westrict is a mixed-use destination on the Cairo–Alexandria Desert Road with 60,000 sqm BUA, a seven-storey Marriott Tribute Portfolio hotel, serviced residences, offices, retail and dining.

The page displayed serviced residences of 56–154 sqm from EGP 9.6 million, with 5% down over ten years. Residence, office and retail pricing require separate records, together with hotel management, rental and service agreements.

The Gray New Cairo correction

The older seed attributed The Gray to TLD. Current sources identify The Gray New Cairo as a Housing and Development Properties — HDP project, and TLD’s official portfolio does not show it.

Do not add The Gray to TLD. If a broker feed does so, require the project URL and legal contract; it may be a name collision or developer-mapping error.

Buyer strengths and checks

Potential strengths include a well-documented current portfolio, geographic diversity, project-linked prices and progress, clear leadership and hospitality integration. Hospitality also creates more contracts: brand, operator and rental manager are not the developer, and returns require enforceable terms.

Verify the legal TLD company, land master developer, exact product, current progress, delivery, hotel-management agreement, finishing, maintenance and operation, and the exclusion of HDP’s The Gray.
