The Waterway Developments is an Egyptian developer founded in 2010, active in residential, commercial, administrative and hospitality projects and serviced units. Profile sources state that Ahmed El Sewedy and Hossam Hassan are its founders. The website publishes the legal name Idea Verde for Real Estate Investment Waterway together with a registered address in the North Investors Zone in New Cairo.

A residential project of roughly 42 feddans near the Diplomatic District according to Nawy. It should not be confused with “Capital Way” as a generic phrase or with other companies carrying Capital in their name.

A resort at roughly kilometre 173 in Dabaa across approximately 124 feddans. Serviced products and phases such as O Residence / My Ōtel appear inside it and should be linked to the parent project with the hotel operating model made clear.

An important regional project outside Cairo and the traditional coast, deserving a standalone area page for Port Said.

Observed prices on 19 August 2026

• Property Finder showed The Waterway North Coast starting from about EGP 37.454 million for specific inventory, with expected delivery in Q4 2027 on the project page.
• A more recent official post advertised selected chalets from about EGP 15.6 million with a 10% down payment and instalments over up to 8 years; the difference in figures confirms the need to state unit type and phase.
• O Residence appears on a market source from about EGP 13.2 million for serviced studios and apartments.
